Planning Permission Experts secured planning permission for eight substantial detached family homes on a highly constrained site at Tollymore Brae, Newcastle. Located within a Local Landscape Policy Area and affected by significant flood risk and reservoir inundation constraints, the site had long been regarded as undevelopable.

Following a detailed planning appraisal, policy analysis and site investigation, we identified an opportunity to unlock the site's potential. Having assessed the planning merits and development prospects, Planning Permission Experts acquired the site and assembled a multidisciplinary team of specialist consultants to address the complex planning, environmental and engineering challenges involved.

The planning application was supported by detailed technical assessments covering flood risk, ecology, landscape, design and planning policy considerations. Through a proactive engagement process with the local authority, and following several rounds of amendments and technical discussions, we successfully demonstrated that the site could be developed without adverse impacts on the surrounding environment.

Planning permission was ultimately granted for eight generously proportioned detached dwellings and associated landscaping. Following the grant of permission, the site was sold to a local developer who successfully delivered the scheme. The development has since been completed and stands as an excellent example of how expert planning strategy and technical analysis can transform a site previously considered undevelopable into a successful residential development.
