This project demonstrates the value of detailed planning research and strategic land appraisal in identifying development opportunities that may be overlooked by others.

The site was originally marketed and sold as a detached dwelling with a paddock to the rear. However, during our due diligence process, Planning Permission Experts undertook a detailed review of the planning history and development plan framework. Through this analysis, we identified that the land was located within the settlement development limit, creating a significant residential development opportunity that had not been recognised by the wider market.

This position arose due to the continued status of an earlier development plan following the quashing of the Belfast Metropolitan Area Plan. As a result, the site retained its settlement designation and development potential despite assumptions to the contrary.

Recognising the opportunity, we acquired the site and prepared proposals for the retention of the existing dwelling together with the construction of nine substantial detached homes and associated landscaping to the rear of the property.

A number of technical challenges had to be overcome during the planning and development process. One of the most significant issues related to drainage infrastructure, as there were no suitable foul or storm sewer connections available along Gravel Hill Road. Following a detailed assessment of potential solutions, we successfully negotiated an easement across neighbouring lands, enabling a new storm sewer connection to be provided to a nearby watercourse. This critical piece of infrastructure ensured that the site could be developed in a practical and sustainable manner.

The planning application was successfully approved, unlocking the development potential of the site. By addressing the key infrastructure constraints and securing all necessary permissions, we were able to bring a fully deliverable and construction-ready development opportunity to the market.

The site was subsequently sold to a local developer within a matter of months, allowing the project to move quickly into the construction phase.
